In this position, you will be supporting the Maintenance Supervisor with the overall upkeep of the property, managing the Service Technicians, conducting daily preventative maintenance, perform and oversee apartment turns, and provide direction and oversite to vendors for all construction projects at the property.*Responsibilities: * Assistant Maintenance Supervisor will assist supervising the Maintenance Team by setting performance expectations, scheduling service requests, monitoring performance, motivating and following all policies and procedures Perform preventative and routine maintenance throughout the property, maintains curb appeal and ensures apartments are ready for new residents Responsible for 24-hour response to service requests and after-hours emergency maintenance Performs various community maintenance functions including lock repairs, plumbing, electrical, HVAC repairs, caulking, and vinyl repair Responds to resident service requests and concerns in a timely manner Ensures apartments are ready for new residents Maintains all company vehicles, and all other machinery and tools owned by the property and responsible for safety area in shop, ensuring compliance Controls inventory, ordering and delivery of approved supplies and equipment Assists Maintenance Supervisor with scheduling and supervising of all in-house and/or vendor work Maintains timely, professional and friendly communication with residents to increase resident retention Ensures OSHA standards and company safety policies are complied with at all times*Requirements:** A minimum of 1 year of Assistant Maintenance Supervisor experience or 1 year experience of managing a team* Must possess an extensive working knowledge of all aspects of multifamily property maintenance* Proven experience managing staff and multiple projects* Demonstrate proficiency in working with Microsoft Office Suite to include Outlook, Excel, software/database, and several social media outlets* Ops Technology and RealPage software is a plus* Must be able to t work weekends/holidays in an emergency situation* Excellent leadership, communication, and organizational skills* Ability to prioritize, meet deadlines, and work in a multi-tasking work environment* Flexibility to work weekends/holidays in an emergency situation.* Successful completion of background and drug screening required before beginning employmentJob Type: Full-timePay: From $30.00 per hourExpected hours: 40 per weekBenefits:* 401(k)* 401(k) matching* Dental insurance* Employee assistance program* Employee discount* Flexible spending account* Health insurance* Health savings account* Life insurance* Paid time off* Parental leave* Professional development assistance* Referral program* Retirement plan* Tuition reimbursement* Vision insuranceExperience level:* 3 yearsSchedule:* 8 hour shift* Monday to Friday* Weekends as neededWork setting:* In-personApplication Question(s):* Are you within 30-40 minutes of Homestead Garden Apartments?Work Location: In personby Jobble
